FULL MANAGEMENT SERVICE
- Initial rental valuation and regular rent reviews
- Advertise your property in the local press and on the internet
- Circulate property details on our mailing list to prospective tenants
- Provide a To Let board
- Accompany prospective tenants on all viewings
- Full referencing service on all new tenants with the option of legal expenses/rent guarantee insurance
- Obtain one months rent and deposit in advance
- Prepare tenancy agreements which will be compliant with the current Housing Act
- Prepare an inventory for each property and make arrangements for transfer of services to new tenants
- Collect rent each calendar month (housing benefit will be collected 4 weekly) and credit directly to your bank account, providing a monthly statement
- Undertake property inspections each quarter
- Arrange for any non-emergency repairs required to a maximum of £150. Obtain estimates and submit for your approval where works are likely to cost more than £150.
- Carry out a final inspection at the tenancy termination and if necessary make arrangements to prepare the property for the new tenant - funding from the previous tenant's deposit.
PART MANAGEMENT SERVICE
- We will check the Tenant into their "new home"
- We will agree the inventory with the Tenant
- We can advise the service companies and local authority of the Tenant so they can be billed for Council Tax and utility services, some owners prefer to do this themselves. So please advise us if you wish us to do this.
- Explain to the Tenant how the equipment in the property works
- We will hold the Tenants deposit
- Collect monthly rental payments
- Process monthly rental payments and forward to you with detailed statement of account
- Visit the property every 3 months to ensure adherence to the Tenancy Agreement
- Keep you informed of all visits
- Serve appropriate notices to terminate tenancy
- Find new Tenants or renew Tenancy Agreement for existing Tenants as appropriate
- Re-reference tenants if they decide to stay beyond the tenancy
- Carry out final checks against inventory at end of tenancy period
